140 Eastern Avenue is situated in the heart of MEPC Milton Park in Oxfordshire, one of Europe’s largest science and technology communities. HMB has been engaged as Quantity Surveyors to assist in the remodelling of this 20-year-old three-storey office building.
This £9 million refurbishment project has been commissioned with the aim of providing for the growing need for agile workspace in Oxfordshire. The newly named ‘Bee House’ will be completely remodelled to include conversion of the ground floor car park to increase the building to 53,000 sq ft of working space and will include a full triple height glass entrance and atrium.
There will be 51 office suites which will range from 100 sq ft to 3,000 sq ft, the Hive café with kitchen facilities, business lounge, meeting and exhibition space and a 150-seat conference space, cycle parking, shower and locker facilities and ample electric vehicle charging points.
Environmental considerations have been at the forefront of this project and the building will be rated BREEAM Excellent and will include a planting scheme to include specially selected wildflowers and multi-stemmed trees that will attract bees. The building will also be powered by a workspace app meaning that the space will be efficient to use; allowing remote booking of refreshments, rooms and space, along with controlling light and heating
HMB provided full PQS duties. This included the production of a detailed contract sum analysis pricing document, pre-tender estimate, tender analysis and report, contract documentation, cost reports, and interim valuation recommendations. HMB look forward to successfully agreeing the final account when the project completes in April 2022.
